Terms & Conditions

The basis on which we quote for and carry out roofing work. Job-specific terms are always confirmed in writing with your quotation.

1. These terms

These terms apply to quotations issued and work carried out by S&S Roofing & Building Limited, a limited company operating from Havant, Hampshire. Where a written quotation contains job-specific terms, those terms apply alongside these and take precedence if they conflict.

2. Quotations

Inspections and quotations are free and carry no obligation to proceed.

Quotations are fixed written prices based on what we could see and access at the time of inspection. The price does not change unless you ask us to change the scope of the work, or unless concealed defects are found once a covering is removed — in which case we stop, show you photographs, and agree any variation in writing with you before continuing.

Quotations are itemised so that materials and labour are shown separately.

3. Access, scaffolding and safety

You are responsible for providing safe and reasonable access to the property and, where required, for permissions relating to shared or neighbouring land.

Where scaffolding is required it will be identified in the quotation. Where a foot survey would be unsafe, we may recommend a drone survey, which starts from £250.

4. Emergency call-outs

We answer the phone 24 hours a day, seven days a week. An emergency call-out fee applies, starting at £50 and varying with travel distance. This is confirmed to you on the call before we attend.

An emergency attendance is to make the roof safe and watertight. Any permanent repair is quoted separately as a fixed written price after inspection.

5. Payment

We accept payment by cash or bank transfer.

Invoices are payable in accordance with the terms stated on the invoice.

6. Ownership of materials and salvaged waste

All new materials supplied by us remain the property of S&S Roofing & Building Limited until the invoice for the work is paid in full, even once they have been installed at the property. Risk in the materials passes to you on delivery to site.

All waste and salvaged materials removed by us in the course of the work — for example old lead stripped from a dormer, valley or chimney, along with old tiles, slates and metals — become the property of S&S Roofing & Building Limited once removed, unless we have agreed otherwise with you in writing before the work starts.

This is factored into our pricing: the salvage value offsets waste disposal costs and allows us to quote more competitively. If you would prefer to keep any salvaged material, tell us before work begins and we will price the job on that basis.

7. Guarantees

We guarantee our workmanship. The cover varies by job type — repairs, re-roofs and flat roofs are not treated the same — and the exact guarantee applying to your job is confirmed in writing with your quotation.

Guarantees cover our workmanship. They do not cover damage caused by storm or extreme weather events, by third parties working on the roof after us, by structural movement, or by lack of reasonable maintenance such as blocked gutters.

Manufacturer product warranties, where applicable, are provided by the manufacturer on their own terms.

8. Insurance

S&S Roofing & Building Limited carries £1,000,000 public liability insurance.

9. Photographs and reports

We photograph the roof during inspection and during work, and provide a photographic report. We may use anonymised photographs of completed work as examples of our workmanship. Tell us if you would prefer us not to, and we will not.

10. Cancellation

You may cancel an agreed job by contacting us before work begins. Where materials have already been ordered specifically for your job, or scaffolding has already been erected, those costs may be chargeable.

11. Complaints

12. Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
