What it is

## Repairs that fix the cause, not the stain on your ceiling 

A roof repair is only worth paying for if it addresses the point where water is actually getting in. Water travels — the wet patch on the ceiling is rarely underneath the defect.

Most repairs we are called to in Havant and Portsmouth fall into a short list: slipped or cracked tiles, nail fatigue dropping tiles in runs, failed flashing at a chimney or abutment, split lead in a valley, cracked ridge or verge mortar, blocked or broken guttering pushing water back under the eaves, and storm damage after a south-westerly. If the honest answer is that the covering is finished and repairs are throwing money away, we will tell you that too and quote the alternative — but we will never invent a re-roof out of a repair.

## Small leaks are cheap. The damage they cause is not 

A single slipped tile lets in a surprising amount of water over a wet Hampshire winter, and almost none of the cost lands on the roof. It lands on plaster, insulation, decoration, electrics and timber.

Wet loft insulation stops insulating. You pay for the damp, then you pay for the heat you lose while it stays damp, and it will not dry out on its own once the roof keeps topping it up.

### Slipped, cracked and missing tiles

Individual tiles are replaced like for like, bedded or clipped as the covering requires. Where slipping is caused by nail fatigue — rusted fixings letting go across a whole area — replacing one tile is a false economy, and we will show you the run of fixings so you can see why re-fixing a section is the better spend.

### Flashings and abutments

Where a roof meets a chimney, a parapet or a wall, lead flashing does the sealing. Failed flashings are the single most common leak we attend. We replace with correctly coded lead, chased and wedged into the mortar joint and repointed, rather than sealing over the top with mastic that will crack again within a couple of seasons.

### Valleys

Valleys carry the water off two roof planes at once, so when a lead valley splits or a fibreglass valley cracks, the volume of water entering is significant. Repairs are made in the correct lengths with proper laps and clips so the lead can move with temperature instead of fatiguing and splitting again.

### Ridges, hips and verges

Cracked and hollow-sounding mortar bedding on ridge and hip tiles lets water in along the top of the roof and drops fragments into the garden. We re-bed or, where it makes better long-term sense, convert to a mechanically fixed dry-ridge system that ventilates and will not crack out again.

### Storm and wind damage

After a south-westerly we deal with lifted and stripped tiles, displaced ridge tiles, torn felt at the eaves and damaged flashings. First visit makes the roof safe and watertight; the permanent repair follows in workable weather. Everything is photographed at both stages for your insurer.

### Flat roof and gutter-related leaks

Not every leak is a tile. Blocked or fallen guttering pushes water back into the fascia and wall, and a failed flat roof on a bay or extension shows up as damp on an upstairs ceiling. ### Residential and commercial repairs

On houses the priority is finding the cause quickly with minimum disruption. On commercial premises it is keeping the building open and dry — we work around trading hours, make safe first, and phase permanent work so a business does not close.

### When repairs stop being sensible

Once perished membrane, widespread nail fatigue and multiple failing details appear together, repairs stop holding for long. At that point we will say so and quote a re-roof as the alternative, with the photographs to justify it — you are never asked to take that judgement on trust.
